Guide prices for Swindon homes

Removal is priced mainly by the area of roof covered. Checkatrade's national guide puts the average at about £40 per square metre, or around £3,200 for an 80m² roof. Using that rate, here's a rough guide:

What makes it cost more

  • Closed-cell foam. It's rigid and slower to remove.
  • Tight access. Small hatches and low headroom, common in terraces and post-war houses, add labour.
  • A damaged membrane. If the membrane needs replacing, that's extra work.
  • Timber repairs. Rot or water damage found once the foam is off.
  • Re-insulation. New insulation is priced separately in your quote.
  • Listed buildings. Extra care on original timbers takes longer.

What's included in our price

Survey, removal, clean-down of the timbers, bagging and disposal of the foam through a licensed waste carrier, and your completion report with photos. Re-insulation and any repairs are shown as separate lines, so you can see exactly what you're paying for.

Is there help with the cost?

There's no general government grant for removal. If your foam was fitted under the ECO or Great British Insulation Scheme, the original installer should put non-compliant work right, and the work should have come with a guarantee. If you're releasing equity, some lifetime mortgages have allowed the foam to be removed after the money is released.
